A sustainable urban model connects the waterfront with the existing city

The masterplan transforms former industrial land into a new mixed-use neighbourhood fully integrated into the metropolitan context, with a clear ambition to create an active and accessible seafront. Put in a nutshell, the new waterfront district is conceived not as an isolated development, but as an extension of the existing city, intended to rebalance the Besòs waterfront and establish it as a new central metropolitan hub.

Housing

The masterplan envisages the construction of 1,783 homes, at least 40% of which will be affordable housing, ensuring a significant provision of below-market residential units. The development is designed to accommodate more than 5,000 new residents and is set out around a network of public spaces, local amenities and a well-established public transport system.

Urban layout

The design of the open or semi-open blocks creates medium-density residential zones that prioritise open spaces. The layout is based on the gradient between the seafront and the urban core: the development is less dense near the sea and gives greater prominence to public space, while the layout is more concentrated inland.

Mixed-use development

The new neighbourhood is conceived not only as a residential area, but as a vibrant urban environment with a wide range of economic uses. In addition to local shops and businesses, the plan includes office space and activities associated with the digital and creative economy, closely connected to the audio-visual hub at the power plant. The aim is to create jobs in the area and foster a dynamic and balanced urban fabric. The planning framework also sets aside land for educational establishments and community facilities, which are integrated naturally into the urban fabric.

Land remediation

The development also includes remediation measures associated with the regeneration of former industrial sites, together with environmental sustainability and resource-efficiency criteria in the building process.
